Exactly this. Pretty sure that the phone call from Putin to Trump before the meeting was to make sure he kept to the script, dangling goodies, and possibly (if the rumours are true) reminding Trump what the KGB have on him.
I remain unconvinced that the KGB have anything on him. However, Russia has a lot of money and commodities that Trump would like to get his the USA's hands on.

Trump was part of the mafioso group of mobsters and real estate speculators in NYC.
During the 90's and 00's, Trump and his cronies (Witkoff included), sold a lot of property to the Russians. He became deeply embedded with them.

A man of his proclivities and appetites would be a very easy target. It's not just shedloads of money he likes to get his little hands on. Nothing he's done since has lessened the appearance that he's in their pocket.

I tend to agree. If it's blackmail type stuff (eg documents, photos or videos) Trump has shown several times how good he is at "fake news", AI fabrication, etc. and he just seems able to weather it. Add that he now has every Government institution (including Supreme Court) to pronounce "fake" after some 30 second non-"investigation".

Most things Putin might have on Trump would probably not be effective so my unfounded view is it's $$$ for future.

Russia's foreign minister said Moscow's negotiating position would change following alleged strikes on Putin's Novgorod region residence overnight on Monday. Zelenskyy dismissed the claim as an effort by the Kremlin to derail progress with Washington.​

Russian Foreign Minister Sergei Lavrov said Monday that Moscow's negotiating stance would shift following an alleged Ukrainian drone attack on President Vladimir Putin's dacha in the Novgorod region.
"Such reckless actions will not go unanswered," Lavrov told Interfax news agency, accusing Ukraine of launching 91 long-range drones targeting the presidential state residence, also known as Valdai, overnight on Monday.
Lavrov did not clarify whether Putin was present at the residence during the alleged attack.

It's plain to see that Putin does not want to end the war.
89 got shot down. That's an efficiency never seen from the Ruskies.

It's sunk cost fallacy for Putin. He can't envisage any way of stopping this without being able to proclaim some sort of victory, otherwise he'll be a dead man walking (or falling out of a balcony window). His best hope is keeping the Orange Turd on a short leash and diplomatically bludgeoning Zelenskyy into conceding land and signing up to meaningless security 'guarantees'. But Zelenskyy seems to have the measure of both Trump & Putin, and isn't going to roll over for a meaningless 'peace' (aka Russia regrouping for a later assault).

Lavrov's statement that it was terrorism and a direct attack on the president.
"That statement is designed to lower the rhetorical threshold for retaliation".
