Rachel is probably too tight to pay for fully managed letting agency exposing herself to regulatory compliance. Fully managed essentially become the landlord on the owners behalf. The letting agent tend not to want fall foul of any law or regulations that could cost them in the pocket.

She would have been informed by the letting agent to get a license or pay the letting agent to undertake the application on her behalf.

My bet, she is managing the property, letting agent, just finds the tenant and does the tenancy application

Apparently her specific letting agents were not capable of figuring it out.
Apologies all round in the hope it will just blow over. It won't.
It's all very.similar to the shjit stamp duty advice excuse isn't it.

All this ongoing circular argument about Scottish independence reminds me of that old saying…if you’re not going to piss get off the pot.

The indyref2 campaign hub opened within a couple of months of losing the vote. I used to cycle past it near the Kings Buildings in Edinburgh. Literally the day of the Brexit vote they were at it, saying it was somehow a material change. Scotland didn't even have the morning to get used to the idea of leaving the EU. The SNP, make no mistakes, we're delighted with that result.

No matter where they put it in their manifesto, independence is mentioned weekly or more by the SNP ministers.

They will never get off the pot.

Well bits of it are written down. Including the bits about devolution.

Is it? I could only find vague descriptions, which was my point. The whole thing is vague. Also doubt that nationalists will see devolution as the same thing as independence. Anyway, enough time wasted on something that isn't happening.

The Scotland Act 1998 establishing the Scottish Parliament sets out what powers are devolved and which are reserved. Effectively this defines Holyrood's constitutional powers.

The letting agents reputation will be shot. Based in Dulwich village, so local to Reeves's family home.
They really should have made sure the licence was applied for.
But ultimately it is RfA's responsibility, and surely she would have been told of the need for a licence when any agent took her on as a client.

It is. On the other hand I don't check what my letting agent does, what my accountant does, or what my solicitors do. I did basic due diligence before choosing them, but from then on I pay them to do their jobs and trust them to get on with it.
